Every detail, from strategy to scheduling, is handled with intention and expertise, giving you a refined roadmap and full confidence moving into the build phase.
It all starts with a quick information submission so we can get familiar with your project goals and overall vision. Once received, we’ll follow up to outline what the plan-drafting process looks like and answer any early questions.
Next, we’ll hop on an introductory call to review your objectives, timeline, and what you can expect from start to finish. This helps us make sure your project is set up for success from day one.
After our call, you’ll receive a formal planning estimate and agreement to review. Once approved, we’ll send over the project deposit request so we can officially get started.
With your proposal signed and deposit complete, we’ll schedule an in-person site visit. During this visit, our plan designer will take detailed measurements and gather everything needed to begin your construction drawings.
About 3–4 weeks after the site visit, you’ll receive an initial draft of your plans. From there, we’ll collaborate on revisions to refine and finalize your design. (Up to two revisions are included.)
Once plans are approved, we’ll release your final set of 2D construction plans and provide a high-level budget overview. If needed, we can also coordinate structural engineering so you’re fully prepared for the construction phase.
With finalized plans in hand, our team can then assemble detailed construction and finish-level pricing—giving you full clarity before moving into the build.
We require plans for every project because they establish a clear, shared understanding of the scope from the start.
Accurate plans ensure alignment, reduce surprises, and allow us to deliver a smoother, more efficient build experience.
Plan drafting costs vary based on the size of your home, the complexity of the design, and the areas impacted.
General pricing begins at $6 per sq ft and includes all new square footage as well as any existing areas affected by the project.
Structural engineering is not included in the plan drafting fee.
Engineering services begin at $2,000+ and are required before we can provide a formal estimate or begin construction.
Once your plans are finalized, we release your completed construction set and provide a high-level budget overview. From there, we can begin assembling detailed pricing for your project and prepare for the next phase.
